Zancott Recruitment are seeking a Building Support Officer that will responsible for the day-to-day management of the building whilst on duty and has responsibility for sub-contractor management, maintenance in accordance with the contract, client reporting, risk management. The Support Officer will also be responsible for monitoring compliance of Owners Corporation rules by residents and non-residents alike, liaising with key stakeholders such as client representatives and the residents of the facility.

Hours of work are: - Wednesday to Friday - 3pm to 7pm, Saturday 7.30 - 4.00pm and Sunday 9am - 1pm

Areas of Responsibility:

  • Assist residents with general inquiries.
  • Review daily CCTV footage of the previous 24 hours to identify any events or damage that may have occurred and attempt to identify the person/s responsible to enable the appropriate billing for the repair to be lodged.
  • Maintain the necessary records, logbooks and reports as requested by the Owners Corporation e.g., Key register, Contractor register, maintenance logbook, service sheets, contractor duties.
  • Essential safety measures service log, manage the allocation and programming of proximity cards and fobs, building services control system, maintenance register / monthly maintenance report, removalist register and parcel register.
  • Provide supervision of residents moving in or vacating the premises advising the Owners Corporation Manager of any damage sustained during the move.
  • Maintain up to date records of resident's contact details including managing Agents details for each lot.
  • Actively monitor and take corrective action to ensure the common areas are maintained in a serviceable and presentable condition. Check all corridors and lifts to ensure cleaned / vacuumed as per contractor specifications. Call in appropriate contractors for repairs, ensuring these actions are reported to the Owners Corporation Manager.
  • Provide adequate supervision where contractors are engaged and ensure work is carried out in safe manner and the work is completed satisfactorily, provide completion report to the Owners Corporation Manager.
  • Update the Daily Work Action Report/update occupancy register, security audit and process fob/remote orders.
  • Inspect Fire Indicator Panel to ensure no alarms, isolations or faults are present.
  • Check all emergency exits and stairwells and lay flat hoses are in place during floor checks.
  • Check all fire extinguishers are in cupboards. Report any missing or empty fire extinguishers during floor checks.
  • Check all plant rooms and mechanical equipment during building floor checks.
  • Conduct weekly cleaning audit and complete HQAP report.
  • Participate in on-call roster to liaise with contractors/Emergency Services in an emergency.
  • Assist residents with technical issues i.e., loss of power/water or building access.

To be considered for this role you will need:

  • General building maintenance and trade knowledge
  • Facility maintenance experience (preferred)
  • Knowledge of Development and maintenance of site-specific documentation and quality assurance information
  • Contractor management skills
  • Basic financial reporting for maintenance projects
  • Conducting hazard and risk assessments

This role would also suit security people that have worked as concierges and support offices in high rise buildings and support officers from other sectors that have been involved in maintenance
